Home Staging Consultation
What I do.
Sometimes, finding the right balance can be hard, especially when working on something you’ve put your heart and soul into. It’s so easy to either do too little, too much, or even nothing at all — to become entirely paralyzed by indecision. A second opinion can help… but coming from someone who’s not quite sure how to direct you can sometimes leave you in an even worse place.
But once upon a time, you fell in love with this house. It was your dream home, for however many years it served you, and it can now be someone else’s dream come true. I will help you dust off that diamond without breaking the bank, and prepare it without making it just another beige box for sale.
I come with a trifecta of experience; I have a Bachelor’s degree in the Arts, nearly a decade of experience in the Photography industry - both behind and in front of the camera, and have managed to successfully stage and sell numerous houses.
Home Staging Consultation Services
“Paint everything neutral — you know. Grey. Or beige. Or greige.”
“Update the kitchen a little. You know, just enough.”
Most Real Estate Agents are not interior designers. They’ll give you some advice, but really, deciding where to go with it is left on your shoulders. Maybe you have trouble deciding on the right color. Maybe it’s an Estate, and you’re finding yourself overwhelmed with how to proceed. Maybe you’ve already put so much effort, time, and money, that you can’t really step back and look at the space with a critical eye.
In this digital age, pictures are everything. Homebuyers will bid on houses, sight unseen, based on an online listing. They’ll rule out walk throughs, because the photos are too dark, too cluttered, too confusing. Understanding how to prepare these spaces prior to your Agent taking photos is crucial.
Why are my services different from Professional Stagers?
Many Staging Services look to work with vacant homes — they make more money this way, as they already have furniture in storage, just for this purpose. But most people already have pieces that are perfect for staging their home, after having lived there for so many years. Instead of buying or renting, my goal is to work with what is already available. I’ll walk through your entire house, taking into account any suggestions you’ve already received from your agent, and make color suggestions based on the natural light, the flow, and the age of your house. I’ll offer solutions that are within your budget, your abilities, and that create huge room transformations with minimal effort.
After a consultation with me, you’ll be left with several things;
A color wheel (Sherwin Williams, or the company of your choosing) with marked color suggestions.
A bullet point list of trouble areas, with suggestions for improvement, that work within your budget.
Suggestions on furniture placement, display, and art, along with a visual aids to help you.
Have me available as a continuing resource, as you prepare for listing.
While the success of your house sale is based on multiple factors, a consultation with me will help yours stand out from the competition, and give you a foot forward in preparing your house for sale.
What if I don’t feel comfortable doing the final staging?
So you’ve made all the repairs, the photographer is on their way, and you have no idea how to set up the table, or where to put flowers, and should that coffee pot go there? If you’re just looking for someone to come in and set the tone for your photos, so you can remove that final stress from your shoulders, my services are available for that as well. Whether you already have items available for use, or you need someone to come in and add those last little details, take the stress out of those final moments. A final staging can make bookcases make sense, cane create an inviting kitchen, and can get more people asking their agents for that walk through.
